Swedish real estate prices for one- or two-dwelling buildings increased by 3 percent during the last three-month period, June – August 2012, compared to the previous period, March – May 2012.
According to statistic Sweden that released the report and data, prices decreased by 1 percent on an annual basis, the last three-month period compared with the same period one year earlier.
There is currently a substantial delay at the land registration authority (Lantmäteriet), and therefore the statistics are shifted one month in relation to ordinary statistics. The last period therefore relates to June – August instead of July – September.
Increasing prices were reported in 18 out of 21 counties between the two most recent three-month periods. The largest increases in real estate prices were reported in Blekinge and Uppsala County by 8 and 7 percent respectively. Decreasing prices were not reported in any county. In the metropolitan areas of Greater Malmö, Greater Stockholm and Greater Gothenburg prices increased between 2 and 4 percent.
House prices decreased on an annual basis in 11 out of 21 counties. The largest drop in prices was reported in Halland and Skåne County by 5 percent. Increasing prices were reported in seven counties. The largest increase in house prices was reported in Örebro County by 5 percent, followed by Gotland, Västernorrland and Gävleborg County by 3 percent each. In the metropolitan areas of Greater Stockholm and Greater Malmö prices decreased by 2 and 6 percent respectively, while prices were unchanged in Greater Gothenburg.
The average real estate price for a one- or two-dwelling building during the last three month period was nearly Skr 2.1 million.
