Swedish house prices remain unchanged generally but rose somewhat in the big cities

Swedish Real estate prices for one- or two-dwelling buildings were unchanged during the first quarter 2012 compared to fourth quarter 2011offiial reports from statistic Sweden show.

But compared to the same period a year ago, prices fell 2 percent. The average prices across the country for single-family homes were within the three months period Skr2.1million.

Increasing prices were reported in 9 out of 21 counties between the two previous quarters with the largest increase in Blekinge County which rose by 6 percent. In the metropolitan areas of Greater Stockholm and Greater Malmö the prices increased between 2 and 3 percent, while in Greater Gothenburg the prices decreased by 1 percent.

In all of the metropolitan areas prices decreased between 1 and 5 percent on an annual basis.
The average price for one- or two dwelling buildings exceeded Skr 1 million in all counties during the first quarter of 2012, while the average price for the whole country was more than Skr 2.1 million.

“There is currently a substantial delay at the land registration authority (Lantmäteriet). Most of the reported purchases during the last three months refer to purchases in January – February. The delay is most significant in March, but it is very large in February as well,” writes statistic Sweden in its report on the Swedish housing market.
