How costly are rental apartments in Sweden and where are they more expensive?

The forces on free market and economic have come together to play in the Swedish real estate market such that whether a house is in the rental or sales sector of the market, some very interesting lesson could be learnt by buyers and those who want to rent.

People who move into a newly built apartment are poised to pay twice as much rent for it than those living in similar older property in the same neighbourhood.

A survey by the magazine Hem & Hyra (Home & Rent) shows that a newly built apartment of 75 square meters costs an average of Skr9000 per month. An older similar size house can cost half the price in rent. The most expensive is a new apartments in Stockholm, where ten of the country's highest rents per square meter are found. This is followed by Gothenburg, Lund and Malmö.

Between 2005 and 2010, the construction cost of an apartment block has gone up by 29 percent. To produce a new apartment in Sweden today costs on average Skr33,000 per square.
This counts as a reason why a newly built apartment has twice as high a rent as an equally large apartment in the same area, writes the magazine, Home & Rent.

Hem & Hyra has collected data for all 297 newly produced apartment that have been built since 2006. They are sorted by size and divided by county.
