Falling prices for newly constructed houses in Sweden

Prices for newly produced dwellings, i.e. the prices paid by investors in Sweden, were lower in 2011 compared to 2010.
According to the Building Price Index (BPI) in a report by the Swedish Statistic office, Statistic Sweden, building cost for multi-dwelling buildings decreased by 2 percent and for collectively built one- or two- dwelling buildings by 1 percent. During the years 2006 to 2011 the cost increased by 22 percent for multi-dwelling buildings and by 18 percent for collectively built one- or two- dwelling buildings.

Production costs for multi-dwelling buildings were Skr 34 526 in 2011. Costs were lowest in northern Sweden where production costs amounted to Skr 23 848 and highest in Greater Stockholm where costs were Skr 40 000.

Also the cost of land per square metre of useful floor space as an average for multi-dwelling buildings was Skr 8 023.
