Swedish house prices continue to increase

Real estate prices for one- or two-dwelling buildings increased by 3 percent during the last three-month period, May – July 2012, compared to the previous period, February – April 2012.

According to official data from statistic Sweden, prices decreased by 2 percent on an annual basis, the last three month period compared with the same period one year earlier.

This reflect similar scenarios as we reported yesterday that the August, prices rose by 1.4 percent, according to the Swedish real estate analyst Valueguard Hox Index, which measures price trends in comparable objects over time.
There is currently a substantial delay at the land registration authority (Lantmäteriet), and therefore the statistics are shifted one month in relation to ordinary statistics. The last period therefore relates to May – July instead of June – August.

Increasing prices were reported in 18 out of 21 counties between the two most recent three-month periods. The largest increases in real estate prices were reported in Gotland and Västerbotten County by 13 and 7 percent respectively. Decreasing prices were only reported in Halland, Södermanland and Skåne County. Price declines in these counties ranged between 1 and 2 percent. In the metropolitan areas of Greater Gothenburg and Greater Stockholm prices increased by 3 and 2 percent respectively, while prices decreased in Greater Malmö by 1 percent.

House prices decreased on an annual basis in 12 out of 21 counties. The largest drop in prices was reported in Skåne, Blekinge and Södermanland County by 6 percent. The largest increases in house prices were reported in Gotland and Västerbotten County by 9 and 3 percent respectively. In all of the metropolitan areas prices decreased between 1 and 8 percent. The largest drop in the metropolitan areas was reported in Greater Malmö.

The average real estate price for one- or two-dwelling building during the last three-month period was SEK 2 million.
